Kampgrounds of America Franchise Model Overview

KOA campgrounds rent RV sites, tent sites and cabins to traveling and vacationing campers under three brand positions: Journey (highway-side), Holiday (full-service sites and cabins) and Resort (patio sites, recreation staff, food service). The franchisor has sold campgrounds since 1963 and operates roughly fifty of its own. Unlike most franchises, the asset is the property itself; a buyer of an existing KOA is really buying land, improvements and a seasonal hospitality operation, with recent sale prices ranging from the low six figures to eight figures. Fees are modest by comparison: an eight percent royalty and two percent advertising assessment on registration receipts. The franchisee must be an entity; the owner need not run the park personally, but an approved on-premises manager is required and someone must complete KOA University in Billings. Terms are short at five years from opening, and every transfer requires a new agreement and transfer fee. The system has been flat for three years.

Ideal owner profile

Buyer able to finance a real-estate purchase, often with the campground's land as the core asset
Hands-on hospitality operator or a group with an approved full-time on-site manager
Comfortable with seasonal revenue, site maintenance and a small retail camp store
Owner-entity required; one principal must complete KOA University within a year
Expect a short five-year term, capital-improvement requirements on purchase and renewal fees

Ad / brand fund 2% of Total Registration Receipts (Advertising Assessment)
