Aire Serv franchisees install, maintain and repair heating, ventilation, air conditioning and indoor air quality equipment, plus water-based heating systems, for homeowners and light commercial customers in a territory priced by population. The business can run from home for the first six months and then typically moves into a 2,000 square foot shop; the investment is low-to-mid six figures and the spread depends largely on whether vehicles and equipment already exist, since the franchisor actively converts existing contractors. Marketing is the dominant ongoing cost: a 2 percent MAP fee, local marketing group contributions, a large required initial spend in year one and a minimum annual spend the franchisor may impose. Royalty is tiered between 5 and 7 percent of gross sales with minimums. A trained owner must supervise on site unless a manager is approved. Aire Serv is part of Neighborly, the KKR-owned home services platform. The system is entirely franchised and, after a 2023 contraction, has grown for two years.
