IHOP Franchise Model Overview

IHOP restaurants are full-service, sit-down family restaurants built around pancakes and a broad breakfast, lunch and dinner menu, with many units running extended or around-the-clock hours. This is a seven-figure, real-estate-heavy operation: a freestanding prototype or an inline, endcap or conversion space with a full kitchen, dining room, hourly servers and cooks, and a management layer on top. Each restaurant must have two IHOP-trained Certified Leaders; the owner can be one of them or hire both, so ownership with approved managers in place is possible. Royalty is mid-single digits with a separate national advertising fee, and there is currently no required local advertising spend. The franchise term tracks the lease and is typically 20 years, with renewal conditioned on a refurbishment and a new agreement. The system is mature and essentially flat, holding around 1,650 franchised traditional units for three years with a slight recent dip, and the franchisor took 12 restaurants company-owned in 2025. Florida units are run by a subfranchisor.

Ideal owner profile

Well-capitalized operator able to fund a seven-figure full-service restaurant build or acquisition
Experience running high-volume, hourly-staffed restaurants with long or 24-hour operating days
Willing to serve as a Certified Leader or to employ two IHOP-trained managers
Comfortable with a long lease-linked term and remodel obligations at renewal
Multi-unit ambitions are a fit; the development program covers 2 to 15 restaurants
