Pepper Lunch Franchise Model Overview

Pepper Lunch restaurants serve do-it-yourself griddle meals: thinly sliced beef, chicken or seafood on a hot iron plate with the signature pepper rice, pasta and proprietary sauces, for dine-in and takeout, often with beer and wine. The brand is well established in Japan and across Asia, where the parent runs or franchises several hundred stores, but the U.S. franchisor was formed in 2022 and the domestic system is tiny and early, with units in California, Nevada, Guam, Hawaii and Arizona. Locations are in-line strip-center spaces with a full build-out, induction cookers rented monthly from the franchisor, and an investment that can approach seven figures at the high end. A Principal Owner must devote full time unless the franchisor approves a non-owner Managing Director, and every owner signs a personal guaranty. Transfers need franchisor consent, the buyer must complete training and sign the current agreement for the remaining term, and the franchisor holds a right of first refusal.

Ideal owner profile

Full-time owner-operator, or an approved Managing Director with restaurant management credentials
Experience running a fast-casual kitchen with hourly staff and table-side service elements
Capital for a mid-six-figure to seven-figure strip-center build-out plus three months of reserves
Comfortable with an early-stage U.S. system where local marketing falls largely on the owner
Multi-unit developers commit to at least five restaurants in a defined area
