Pizza Hut Franchise Model Overview

Pizza Hut restaurants sell pizza, pasta, WingStreet chicken and sides for delivery, carryout and, in some formats, dine-in. The franchisor offers four formats: restaurant-based delivery and delivery-based dine-in units, a fast-casual Delco, freestanding Delco delivery/carryout stores, and the lightest option, an inline or endcap Delco. Investment runs from the high six figures for an inline Delco to over two million for a built-out dine-in store, excluding real estate, with equipment and building improvements the main drivers. Ongoing costs stack up: a 6% service fee, a 4.75% advertising contribution, per-transaction digital fees and annual technology fees. Owners need not run the store personally, but each restaurant needs a trained manager and an approved Qualified Operator holding at least 10% equity. The system is large but shrinking: franchised units fell by more than 250 in 2025 and 275 more closed through August 2026, while company-owned stores grew as the franchisor took units back. Yum Brands sold the system to LongRange Capital in September 2026. Transfers between franchisees were active in 2025.

Ideal owner profile

Experienced multi-unit restaurant operator; most existing units sit inside large franchisee groups
Capital for a six- to seven-figure store plus ongoing technology and digital fees
Able to designate a Qualified Operator with at least 10% equity who completes training
Comfortable with delivery logistics, driver staffing and digital-order volume
Prepared to buy into a contracting system with a new owner and evolving brand standards
