Port of Subs Franchise Model Overview

Port of Subs restaurants are quick-service sub shops serving made-to-order cold and hot sandwiches, salads, wraps and catering and deli trays for dine-in, carryout, curbside, delivery and catering. The concept dates to 1972 in Sparks, Nevada; the current franchisor bought the system in 2023 and is now selling into new states. Stores are typically 1,100 to 1,400 square feet in leased strip centers or freestanding pads, so the investment is mostly leasehold build-out and kitchen equipment, landing in the mid-six figures. Owner presence is not required, but an approved Operating Principal with an equity stake, at least five years of quick-service management experience and a home within two hours of the store must run day-to-day operations. Expect remodel requirements every five years. The system is concentrated in Nevada and California and has been roughly flat to slightly down, with the company selling stores to franchisees. Item 19 reports Gross Sales for traditional restaurants.

Lives within a two-hour drive of the restaurant and can supervise daily operations
Comfortable selling catering and deli trays to local businesses, not just walk-in traffic

All owners willing to sign a personal guarantee, possibly including spouses
