Keller Williams Realty Franchise Model Overview

A Keller Williams Market Center is a franchised residential real estate brokerage office. The business recruits and retains independent sales associates, supplies them with office space, training, technology and brand, and earns a share of the commission income they generate; the franchisor takes a royalty on that gross commission income plus flat monthly system and per-agent technology fees. It is a leased-office operation of roughly 2,000 square feet with a modest build-out, furniture and phone systems, so the capital posture is light for a storefront business and the main costs are people and rent. The owner does not have to run it personally, but every Market Center must have an approved Operating Principal who devotes significant time to it and either holds a broker's license or secures a licensed broker. Required training and coaching for the leadership team is part of the fee. The system is large but contracting, with franchised offices declining each year since 2023; a buyer should expect franchisor approval of any transfer and an annual transfer fee.

Ideal owner profile

Licensed real estate broker, or an investor who can retain one as Operating Principal
Strong recruiter and people manager comfortable leading a large roster of commissioned agents
Capital for roughly six figures in office build-out, furniture and working capital
Willing to complete the required orientation and leadership training programs
Comfortable with a profit-sharing and culture-driven system rather than a product business
