RE/MAX Franchise Model Overview

A REMAX office is a real estate brokerage that recruits licensed sales associates and provides them a brand, office space and back-office tools in exchange for fees. The model is distinctive: instead of a percentage royalty, the office pays fixed monthly continuing and marketing fees for every agent on its roster, or for the required minimum agent count if that is higher, plus a 1% broker fee on revenue and annual dues per agent. Agent headcount and retention are therefore the core of the business. The physical plant is modest, generally a leased office of at least 1,000 square feet with signage, furniture and technology, and the total investment sits well under half a million at the high end. Ownership need not be hands-on, but whoever supervises the office must hold the state's broker license and work full time, and owners cannot hold an interest in a competing brokerage. No financial performance representation is made. In the nine-state subfranchisor region this document covers, office count has declined each year since 2023, and offices do change hands, with ten to eighteen transfers a year.

Ideal owner profile

Licensed real estate broker, or an owner who hires a full-time licensed managing broker
Strong recruiter able to build and hold an agent roster above the minimum agent count
Low capital requirement; many offices are conversions of existing independent brokerages
Comfortable with fixed per-agent fees that are owed regardless of commission volume
No outside interest in any competing brokerage during the term
